Grade A London Office Awarded Prestigious WELL Core & Shell Certified Gold

DWS and Stratford City Business District (SCBD) today announced the award of WELL Core & Shell Certification at the GOLD level for the recently constructed office property, 2 Redman Place, Stratford in East London.
The prestigious distinction was awarded through IWBI's WELL Building Standard (WELL), which is the premier building standard to focus on enhancing people’s health and wellbeing through the buildings where we live, work and play.

DWS acquired the 278,000 square foot property as a forward purchase in 2018 on behalf of its open ended institutional, core European real estate strategy, and one of its German retail real estate funds. It is located within the International Quarter London (IQL) mixed use neighbourhood, developed by Lendlease and regeneration specialist LCR, at the gateway to the Queen Elizabeth Olympic Park in Stratford.

Designed by RSHP Architects, with the objective to create a next generation workplace, wellbeing and sustainability were central to the buildings design. Cleverly integrated features throughout its internal and external structure rated highly against WELL's data driven, holistic accreditation standards across Air, Water, Light, Fitness, Comfort and Mind categories.

WELL is a performance-based certification system that marries best practices in design and construction with evidence-based scientific research. The building also scored highly on environmental performance, receiving a BREEAM Outstanding accolade. The consultancy for BREEAM and WELL was provided by Buro Happold, appointed by SCBD.

The property's highly rated wellbeing credentials include air filtration and high levels of fresh air ensuring optimum air quality and comfort for occupants is maintained. Daylight dimmed floor lighting and a sophisticated facade system provide automatic glare and solar control. Movement is encouraged through open, light filled staircases, and tenants have access to weekly fitness programmes at the 'Life at IQL' community platform. Views and daylight are standard for most desks, with comfort maximised through high quality internal environments.

Property management actively apply WELL's standard principles into the day to day running of the building.
Nicoletta De Bona Bottegal, Lead Portfolio Manager at DWS said: "This is an exceptional achievement for this property and reflects a great team effort between Lendlease and DWS. Receiving this well-recognised, independent certification by WELL reinforces our continued investment strategy to seek best in class, future proofed buildings in key European cities."

Benita Schneider, Head of Real Estate Asset Management for Europe at DWS added: "2 Redman Place joins a rare group of properties to receive a GOLD level certification by WELL. We are pleased to provide a space for our tenants that prioritizes a holistic approach to wellbeing as well as sustainability. DWS will continue to drive value creation through active asset management across our European portfolio."

Kristy Lansdown, Project Director, Lendlease, said: "We are immensely proud that 2 Redman Place has received WELL GOLD certification. The built environment sector produces c. 40% of global carbon emissions and it has never been more important to design workplaces that meet the highest standards of environmental performance and tenant wellbeing. 2 Redman Place is further evidence of IQL putting the health and wellbeing of its community at the top of our agenda and provides an important blueprint in Lendlease’s mission to be net zero carbon by 2025 and absolute zero carbon by 2040."

Ray Willis, Regional Director – London & South at LCR, said: "Developing enhanced public spaces and delivering against the government’s green goals hinges on progress and innovation in the built environment. 2 Redman Place sets an example for other projects to follow, and this WELL Gold certification is proof of that. Should future buildings demonstrate the same performance, we will take a marked leap to generating greater, lasting public value."

2 Redman Place is currently occupied by tenants including Cancer Research UK, the British Council and FNZ.
