While recent tensions have weighed on short term sentiment and liquidity, debt conditions for high quality assets remain relatively resilient. Lending activity continues to be supported by broadly stable capital values, constrained new supply and the defensive characteristics of senior real estate credit, even as refinancing and extension activity remains elevated.
Near term conditions are expected to become more selective, with modest tightening in debt liquidity and a pause in prime margin compression. Financing remains accessible for well located, income producing assets, while weaker office, retail and highly leveraged exposures face increased scrutiny. Higher interest rates are making refinancing gaps more visible, contributing to selective asset disposals and a gradual realisation of credit stress in less robust segments. At the same time, pricing for new lending remains attractive, supported by higher all in yields and improved structuring discipline.
Over the medium term, European real estate debt is positioned as a comparatively resilient allocation within the broader real estate landscape. The combination of recalibrated valuations, senior positioning in the capital stack and income driven returns continues to underpin its appeal.
