DWS is pleased to announce the acquisition of The Marshall, a 226-unit, 647-bed Class-A student housing community located directly adjacent to the University of Arkansas in Fayetteville, Arkansas. This acquisition reflects our strategic focus on high-quality, pedestrian purpose-built student housing at Tier-1, Power 4 (SEC, Big Ten, ACC, Big 12) universities.
 
The Marshall is ideally situated within walking distance of campus and retail amenities and includes a dedicated university bus stop. The University of Arkansas, a flagship SEC institution, has experienced 32% enrollment growth since 2015 and faces a favorable supply-demand imbalance. With only 64% of students expected to have access to purpose-built, pedestrian housing post-delivery, The Marshall is well-positioned to meet growing demand.
 
Built in 2021, the property features fully furnished 1-, 2-, 3-, and 4-bedroom units with premium interior finishes including hardwood flooring, granite countertops, in-unit washer/dryers, 50” smart TVs, and stainless-steel appliances.
