The global real estate market continues to recover, supported by stable interest rates and favourable fundamentals. Europe is expected to outperform the U.S. and Asia-Pacific (APAC) in the near term, with residential property overtaking industrial as the leading sector. Office and retail performance currently varies by region, with APAC strong in office and the U.S. in retail.

A shrinking supply pipeline is helping to support the outlook. Despite concerns, the industrial sector remains resilient due to sustained e-commerce demand. Residential markets are thriving, with high home prices making renting the default option for many households.

Investment opportunities differ across regions. Japan faces pressure from rising interest rates, but fundamentals across APAC are generally healthy. Residential vacancy rates are 2%-3% in Germany and the UK. The U.S. retail sector remains robust, especially grocery-anchored centres. Overall, the outlook highlights the importance of location-specific strate-gies in navigating diverse market conditions.
