DWS is pleased to announce a key real estate transaction in Orlando, FL. Perla Gem Lake was acquired for approximately $96 million. This acquisition aligns with our long-term investment strategy in the residential sector, which we believe is being positively supported by an ongoing housing shortage, favorable demographic trends, and renting being significantly more affordable than owning.
This 247-unit mid-rise apartment community, located in the well-established, affluent Orlando suburb of Maitland, offers residents a modern, well-amenitized community in a lakefront setting. In our view, Perla represents a trophy asset in a coveted, high-barrier location proximate to major employment centers, neighborhood retail amenities, and highly-rated schools. The property’s differentiated amenities package was designed for comfort, convenience, and post-COVID living, including a large co-working lounge that affords residents easy flexibility to work from home and stands well above its competitive set. Also, renting at the property is significantly more affordable than owning a home in the current market. This deal aligns with our long-term investment approach and represents one of three exciting investment opportunities within the residential sector, two of which (including this deal) have already closed.
